The Back Story:

Whisper Rock is one of the most beautiful guard-gated communities in the Sonoran Desert in North Scottsdale. When they decided to sell, the owners of this beautiful Whisper Rock Estates home contacted us based on their recognition of the importance of good data and how it can be applied to the pricing, sale, and marketing of a home or property. What We Did for this Whisper Rock Home Sale

Styling this Whisper Rock Home:

The large casita was empty, so we needed to create an inviting living space so buyers could appreciate all it had to offer. 

To take advantage of the large outdoor areas, we rearranged furniture creating multiple dining and seating options. We wanted the Whisper Rock homeowner’s rocking chairs to be prominent and with the addition of a large outdoor rug, resulting in a welcoming seating area in the entry courtyard. For video and photography, we created an inviting sangria station, with the pool as a backdrop demonstrating a relaxing and refreshing lifestyle.

Marketing the Whisper Rock Home:

We had several homes listed in the Whisper Rock community, so we promoted and held a Luxury Home Tour allowing us to cross-promote properties. To create more interest, we combined the tour with an Ice Cream Social, hiring an ice cream food truck for guests. Over 100 people attended which generated significant interest and return visits, providing feedback that allowed us to finetune our marketing. You can view the home’s original marketing page.

COVID-19 initially created a market slow down. We strategized with the homeowner and decided to temporarily remove the home from the market for several months when showings dropped dramatically. This helped us when we put it back on the market as we showed up in many of the portal sites as a new listing. During the off-market time, we promoted the property across other online channels, and with Facebook advertising. Through our membership in the Top Agent Network, we also reached out to the top agents in the valley to seek potential buyers within their networks. 

The Result – Sold with a Back-Up Offer

During a four-day period, we received an offer that our client accepted, one back-up offer, and two other interested parties ready to place offers. In less than three weeks the house closed escrow and our happy client is now enjoying their new lifestyle.
